A small firm built around one decision: never represent landlords.
Most CRE brokerages chase listing fees and tenant fees in the same market. Craft Commercial doesn't. We represent tenants exclusively, so our incentives never conflict with yours.
Why we never represent landlords
Craft Commercial was founded on a simple observation: every "tenant rep" pitch in DFW industrial comes from a firm that also lists the buildings you're touring. The conflict isn't theoretical — it shows up in which buildings get shown, which terms get pushed, and which questions don't get asked.
We took the opposite position. No landlord listings. No leasing assignments. No vacant-building inventory. Every dollar of revenue comes from tenants who hired us to represent them — and we'd rather lose deals than compromise that.
We're based in Grapevine, Texas. We work primarily across DFW and the North Texas industrial corridors — Alliance, South Dallas, Lewisville-Coppell, Denton, and East Fort Worth — with multi-market portfolio work for repeat clients.
Four rules we don't break.
Tenant-side, every transaction.
We don't accept listing assignments. We don't sit on retainer for developers. We don't broker buildings we'd otherwise pitch you. The math is simple: one master, one loyalty.
Walk away if it's not the right deal.
Half our value is telling clients not to sign. The wrong building costs more over a 7-year term than any savings we negotiate. We will lose a fee before we let you sign a bad lease.
Numbers before narratives.
Every recommendation comes with an NPV model and a comparison matrix. You will see exactly what each option costs over the full term — not just the headline rent.
Stay on the file post-close.
The lease isn't done at signing. CAM reconciliations, expansion triggers, renewal windows — the operational details live for the life of the lease. We stay engaged.
You'll work directly with Al Berry, CCIM. Every call. Every meeting. Every lease.
Most CRE engagements get pitched by a senior broker and run by a junior. Craft Commercial doesn't work that way — it's intentionally a one-principal practice, with every engagement running from first call through close-out with the same person.

The person who pitches your business is the person who tours buildings, drafts the LOIs, and sits across from the landlord.
Craft runs a deliberately small book at any given moment. When you call, you reach the person on your file — not a receptionist routing you to the next broker on rotation.
CAM reconciliations, expansion triggers, renewal windows — Craft stays on your file for the life of the lease. No re-introduction every time something comes up.
